When you need one
The pattern is familiar. The lease gets signed unread. The contractor works without terms. The partner leaves and nobody wrote down who owns what. By the time a solicitor is involved they're managing a mess rather than preventing one, and the bill reflects it. An hour of advice before you sign is cheaper than the dispute afterwards by an order of magnitude.
Specialism matters more than postcode. A high-street practice doing conveyancing and wills is not the firm for a commercial lease negotiation or an employment tribunal. Ask directly what they do most of — and be wary of anyone whose answer is everything.
