Builders, electricians, plumbers and fit-out trades — the people who get your premises ready and keep it running. Here's how to find good ones.
Hiring a builder
Almost nobody gets stung by the headline number. They get stung by what wasn't in it. The quote covers the extension; it doesn't mention the drains that turned out to be in the way, the steel the engineer specified, the skip, the making-good. Three months later the job costs half as much again, everyone is furious, and often nobody actually lied.
The defence is boring and it works. Get it itemised. Get the exclusions written down. Agree in advance what happens when something unexpected is found. Ask what isn't included — a far more revealing question than asking what is. And never pay a large deposit up front; stage payments against completed work protect you both.
